Property Lettings for Landlords

Over 300 landlords have availed of the excellent services of 1st Class Letting since its inception in 2009. There are two packages available;

Let Only Package

• Initial meeting with landlord to discuss the property, potential rent etc.
• External/internal photos of property
• Your property advertised on 7 sites, including Daft/My Home.ie
• Show property and in consult with landlord screen and choose tenant,ensuring all references are checked and validated.
• Free management service for the first 3 months. This gives 1st Class direct contact with your tenant for the first 3 months, ensuring the rent is paid on time and all “bedding in “ problems are routed through  and taken care of by 1st Class.
• Preparation of all legal documents---contracts, standing orders, PRTB forms, BER certificates etc.
• Transfer of utilities----electricity and gas.
• Inventory
• Inspection and report at the end of the first 3 months.

Tips on Letting

• Ensure that gardens are landscaped and maintained.
• Check that the roof and gutters are in good condition.
• Clear out garage/shed.
• Check external paintwork.
• Get rid of any clutter
• Check carpets and clean or replace
• Provide curtains
• Service all appliances if necessary
• Ensure all bathrooms have showers
• Supply beds/mattresses/bedside lockers/lamps
• Ensure black and green bins are available
• Check internal paintwork and touch up where necessary.
